The path that must be walked from the first idea of a dream house to realising this dream is very demanding for an individual.

It demands a series of activities that require the successful, timely, and coordinated work of a large group of people, who will handle all activities from the start to the handover of the key. It is important that the path is as short as possible, that your journey is simplified, and especially that you do not walk alone.

In order to ensure that the path to your goal is not too steep, that we do not steer away from it, and that there are no unplanned complications along the way, we must carefully stick to the set path that will bring us to the desired goal together. At our company, we will make sure that your path becomes our path, which we will walk together towards the final goal, i.e. building your house according to your wishes and needs.

The land on which you want to build your house must be suitable for the construction of buildings. Building is only possible on such land.

In case you are going to purchase the land, we recommend that you check what and how it is possible to build on your land. We also recommend that before you make the final purchase, you order and carefully study the Location Information document, in which all key building conditions are listed, especially restrictions. As those pose the biggest challenges, we suggest that you turn to us for help during the purchase process. Such documents are frequently complex and hard to understand. Our experts will gladly help you with that as well as with selecting and designing the most appropriate house in accordance with location restrictions and your wishes.

Each investor and each family have their own living habits and room needs (including sizes). Individual wishes and needs must be harmonised with the land’s natural characteristics and conditions stipulated by spatial plans. We will gladly listen to you and then advise and offer you suitable solutions. If you decide to adapt one of our own design concepts from our rich selection, we will prepare appropriate adjustments free-of-charge. Of course, our architects are also happy to draw a completely individual idea proposal just for you.

On the basis of the design concept, we prepare an offer for the house in accordance with your wishes regarding the construction system, construction phase and materials used. After we send you the first offer, we have a meeting, where we look over the offer together and adjust it to your wishes and needs. The harmonised final offer is the basis for concluding the contract.

The contract is drafted on the basis of the harmonised design concept and final offer. By signing the contract, you become an esteemed buyer of “Our House”. The steps that follow are well established; we are focused on unburdening you as much as possible and guiding you so that you have to spend as little time as possible on it. A Project Manager will be your constant partner on this project, from the moment you sign the contract until you receive the key, which means that one person will guide and assist you throughout the whole process. However, your house will, of course, be co-created by numerous employees, who will be included in the process as expert advisers, each on their own field.

In accordance with the construction legislation, the presence of a supervisor, selected by you, is required, who will offer you expert assistance. We recommend that you select them during this phase. A supervisor is a person that guides, assists and advises you and at the same time supervises selected contractors (including us), to ensure works are completed in a quality manner and in accordance with project documentation and regulations.

Production documentation is prepared after the workshop drawings are approved by the client. The whole production process and implementation of the house are planned and drawn in advance, using BIM technology.

After the project is ready for implementation, the manufacturing of the house begins. Prefabricated components are manufactured on hydraulic assembly tables and all the wall, ceiling, and roof constructions are shaped on CNC machines to ensure maximum accuracy.

Earthworks, preparation of foundations and the concrete slab or basement are usually performed by our customers themselves. Concrete works must be performed in accordance with the structural analysis and the slab must be as flat as possible and of correct dimensions; openings in the slab for staircases, chimney and drainpipes must also be correctly positioned and precisely implemented. The supervisor’s job is to monitor the performance of works. When the concrete slab or basement is done, a representative of the Rihter company performs measurements as well as the takeover of the slab. In addition to quality concrete works, a great deal of attention needs to be paid to hydro-insulation. Quality hydro-insulation is essential for ensuring a long life cycle of a prefabricated house. The basement must be well insulated and layers of hydro-insulation must be applied under the ground floor walls before the installation of prefabricated elements can begin. The whole surface of the slab is insulated subsequently. The special feature of Rihter prefabricated houses is that vertical hydro-insulation of the floor or basement slab is applied onto the prefabricated exterior walls before the facade is clad. This prevents any possibility of moisture from the environment entering the construction of the house.

During the preparation of workshop documentation, a representative of Rihter examines the access to the plot in order to determine which transport vehicles can be used to deliver the house. If towing vehicles cannot be used to access the plot, Rihter manufactures the components of the prefabricated house in such a manner that they can be delivered with smaller trucks. Thus, the delivery of components to the construction site is almost always possible, even if the location is more difficult to access. This is also proof of our flexibility.

Components of the prefabricated house are transported on trucks and assembled with the help of a crane truck. First, the walls of the ground floor are installed and fastened into the concrete slab with concrete anchors. Next, the ceiling components, the walls of the storey or the attic or roof components are installed. Generally, the assembly with a crane truck takes two days, depending on the size of the house.

Immediately after the house is assembled, tinplate and roofing works are started in order to protect the house against rain and snowfall as soon as possible.

The facade is clad after the windows are installed. The type of facade depends on the selection of the construction system. Customers can choose between a classic and wooden facade.

The next phase is the implementation of electricity and machine installations. After the installations are implemented, the closing of the walls and ceilings with boards, and floors with screed follows.

Then it is time for final works or works to ensure the “turnkey” implementation, which consists of painting work, laying of parquet and ceramics, implementation of the precision installations and installation of staircases and interior doors.

When all the above-mentioned activities are completed, our journey with you nears its end and your journey of moving in and living in the house begins.

The handover of the house between the buyer and Rihter as the service provider happens after the contracted work is completed.

At the handover, a handover record is drawn-up, which is signed by both parties. The warranty period starts after the handover record is signed.
